Documents
- Personal identification document (Citizen Card or Passport)

- Updated Property Tax Certificate: obtained from the tax office – proves the composition of the property and its patrimonial value.

- Conservatory Registry Record obtained online or at the registry office counter - proves the legal status of the property, including any charges or mortgages.

- Energy Certificate (mandatory). For properties under 50m² or in ruins, an exemption certificate must be presented.

- Habitational Licence: the real estate agency always needs to know if this licence exists. However, this document no longer needs to be presented to a notary because it can now be consulted online through Simplex.

- Floor Plans: not mandatory, but it will be an added value if you have them so that the potential buyer can check the areas and clarify any doubts.
